This property was purchased in 1999 as a development opportunity.

The site has been converted to a high-end mixed use scheme of 5 residential apartments, five storeys of commercial office space and commercial retail units on the ground floor street frontage.

At the time, this regeneration of former railway land was the only significant new-build development to be undertaken in this affluent area of North-West London for over a century. A great effort was made to maintain and adapt the unique Victorian structures that remained on the site. The tunnel, formerly used as stabling for horses working at the nearby Camden Goods Yard now forms the seating area for a new high-end restaurant; a water accumulator tower now houses the residential access staircase and lift.

The office space, Primrose Hill Works, recently underwent a significant round of targeted modernisation. This heavily retro-fitted scheme, which completed in 2023, sought space efficiency, with modern functionality whilst ensuring a sustainable approach to design, waste and building performance. From listening to tenants, and reviewing the systems our focus was on modernisation of the main mechanical and electrical systems – to both ensure user control, tenant flexibility and improve the operational energy efficiency. The CAT A+ retrofit is now further enhanced with our move into fully fitted space options.
